Sam explained a few simple tricks that can help increase how much the house is worth.
Making a property more energy efficient could be the key to increasing the value by 10 percent.
In May 2020, the average house price in the UK was £235,673, which means these earnings could be around £23,000.
Sam explained: “Installing double glazed windows does more than lower heating bills – it can add up to 10 percent to your home’s value.
“Just remember that any changes you make should be in keeping with the property’s age and appearance.”
Making home renovations does not need to cost a lot but it can make a huge difference.
“Upgrading your boiler can also help add value to your home,” the expert continued.
“Switching to a newer, more energy-efficient unit will have a significant effect on the energy consumption of your property which will be very appealing to potential buyers.”
Those who want to make their property more appealing without spending a lot of money can do this by simpler changes.
For example, changing to energy-efficient light bulbs could actually be one of the most yielding investments.
“Simple switches like replacing your bulbs with energy-saving bulbs, sealing any drafts around doors and windows or adding insulation in the loft space can improve home energy efficiency for minimal effort,” Sam said.
“These changes may seem small but contribute to a higher Energy Performance Certificates rating – achieving the highest rating, A/B, adds an average of 14 percent to property prices in England.”
By increasing the value by 14 percent, the average home could be worth nearly £33,000 more.
